Whether you are looking to purchase a home or sell the one you own, it is important to work with a professional Realtor® to assist you in the process and work in your interest. Here are what to look for in a Realtor®:
1- Honest and with Integrity: Let’s face it, there is a LOT of money at stake. You need a professional who cares for your side of things above and beyond almost anything else. Traditionally, i.e. before TheRedPin, realtors® have made their money off the commission a sale brings; what does that entail? well let’s say you are looking for a 3 bedroom house in Richmond Hill, Ontario; the sales representative has a few options: 1- Show you all the available houses that maximize his commission 2- Show you all the available houses that really fit your desired place but encourage you to purchase one of the ones that maximize her commission 3- Truly act in your best interest and show you the right homes for you. A Realtor® with integrity goes with the a latter every single time.
2- Knowledgable and Experienced: Reading listings off the MLS® is not rocket science. HOWEVER, making sense of the numbers, knowing trends, having the ability to compare and contrast homes in the neighbourhood, all of that takes skill and knowledge of the industry.
If you are selling your home, the professional you are working with better have a ‘clear’ grasp of the neighbourhood before he puts a price on your house. Remember, the price basically determines which houses on the blog are now your competition.
3- Responsive and Tech Savvy:
Is your realtor® doing everything he can to find/sell your home? is he browsing new listings and constantly monitoring the market for you? is he available to answer any questions you may have? all of these are a critical part of your homebuying/selling experience. You need a realtor® who understands the technology side of things and is reading blogs, browsing listings, and can send you information via email and other means of digital communication. Your realtor® also needs to have time to speak to you over the phone as somethings are better said than written.
Bonus: Negotiation Skills
We put this one in the bonus category because, well we didn’t want to use a main bullet point on something so obvious. You have hundreds of thousands of dollars on the line here. Let’s say your Realtor® has the skills to negotiate and save you 25,000 dollars on a deal. You know what? that could part of a down payment for another property you may be able to afford! or maybe a car? or 20+ years worth of vacations to the Caribbean?
