" width="197" height="128" /></a>Typically, clients want to know where interest rates are heading, how will the rates affect the real estate market, and what do all these things mean to them.</p>
<p>The fundamentals to protect yourself from fluctuations and choosing a wise real estate investment strategy remain the same whether you are strictly a homeowner or a savvy real estate investor. It’s noteworthy to mention that there are numerous factors that affect the real estate market; interest rates are just one aspect.  Simply put, as interest rates increase, they create a downward pressure on the housing prices, and lower rates allow prices to grow. The ripple effects are several: lower rates mean lower monthly payments, so purchasing becomes accessible to more people due to affordability.  This increases the demand for housing.  Furthermore, lower rates allow consumers to spend more and stimulate the economy which nudges housing prices upwards as well.  In the reverse situation, as interest rates increase, qualifying for a mortgage becomes difficult for more people, the money for extra spending decreases, thereby placing a downward pressure on the real estate market. Today’s historically low rates likely mean that they have only one place to go but up.  However, nobody has a crystal ball as to where rates will go, how quickly they’ll change, and how they will work in tandem with all the other factors that affect the real estate market.  Assuming that rising rates will automatically decrease the market may be inaccurate as other factors such as inflation, population growth/immigration, infrastructure expansion all have a direct impact on pricing as well. Regardless of where the market is heading, it would be prudent to take into consideration a higher monthly payment to protect yourself from a fluctuation in the rates.  What you want to avoid is a short term outlook</p>
<p style="text-align: left;">There are several risks that need to be managed. If you’re a renter considering buying because the differential between renting and the cost of a mortgage is small, or an investor noticing they can “break even” on a rental property, the pre-caution to take is to budget for a higher rate (and monthly payment) so that if rates do jump, you will not feel the burden or shock; not to mention the principal mortgage reduction on the way. Often times it is easy to speculate, over extend yourself, and just get by with today’s low payments. If this describes your situation, I’d urge you to seek alternatives and safeguard yourself from possible interest rate hikes.</p>
<p><strong>Nobody can predict with 100% certainty when rates will increase or decrease but there are options available that will suit your specific situation. </strong></p>

According to the New York Times, lack of inventory in the new home industry in NYC has somewhat put a stop to negotiations between buyers and developers. Much like the current situation in <a href="http://www.theredpin.com/condos/toronto">Toronto</a>, New York City buyers used to negotiate items like the price of their new condos, closing costs such as taxes and legal fees, storage space etc. A combination of few new listings (drop of 21.5% from two years ago), and high demand (increase of 13.6% in transactions) has resulted in a &#8217;take it or leave it&#8217; type of market now.</p>
<p>Check that, it&#8217;s a take it or leave it type of market <em>if buyers miss out on the early phase of each project</em>. According to the NY Times, brokers say &#8220;the biggest factor in how much a developer is willing to negotiate is the number of units already in contract&#8221;</p>
<p style="text-align: left;">At a micro level this is in fact a great case study for <a href="http://www.theredpin.com/condos/toronto">Toronto</a> as it demonstrates that in the new home industry, timing is key regardless of the market conditions. <p style="text-align: left;">..meaning if you are eyeing a new condominium where majority of the units have already been sold, you are less likely to be able to negotiate any type of incentive from the builders.</p>
<p style="text-align: center;">“Now that the project is 75 percent sold,” says another developer, “we are almost not negotiating anything, but to get up to around 25 percent we were flexible on price and transfer taxes.”</p>

			<content:encoded><![CDATA[<p>Hey there, your friendly neighbourhood <a href="http://www.theredpin.com/blog/author/celebrity_stalker">celebrity stalker</a> is here, this time with news on a stunning 35 thousand square foot french mansion in Beverly Hills California owned by two of my pals, billionaire David Saperstein, and Billionaire Suzanne Saperstein. Unfortunately the two billionaires have recently split up. Suzanne told me all about their heartbreaking story over the phone the other day. It sounds like she has at least taken over the property and has listed it for $125 million (I believe this is the world&#8217;s most expensive mansion).</p>
<p>As mentioned, the property covers about 35,000 sqft, has 12 bedrooms (so the new owners can sleep in a new room every month of the year), 15 bathrooms (so the new owners can use a new bathroom every 24 days), nine car garage (so the new owners can&#8230;..), a couple of kitchens and a huge staff quarter for over 10 people. There is also a ballroom, and a jogging track.</p>
<p>This is probably the world&#8217;s most expensive house. What do you think?</p>
